Residential Investment Property on a Commercial Finance Network

Residential Investment Property on a Commercial Finance Network, or you can call it buy-to-let!

As commercial finance brokers, the client’s purpose drives what we can fund. If that purpose is commercial, then we can normally support the case in Buy-to-Let properties.

We can arrange lending to:

  • Individuals
  • A limited company referred to as a “Special Purpose Vehicle” (SPV)
  • A trading business
  • Trust or Self-Investment Pension
  • Ex-Pats or Foreign Nationals
  • Portfolio landlords
  • Ages 21 for primary applicant at application – to age 95 at the end of an agreed mortgage term
  • Experienced and first-time BTL landlords

Including in the following situations:

  • Adverse credit considered on a case-by-case basis
  • Standard ‘Assured Shorthold Tenancies’ (ASTs)
  • Supported Living scenarios
  • Corporate Lets
  • Local Authority / Home Office longer-term leases
  • Day One Re-Mortgages

We can arrange lending on:

  • Houses, flats, studios, maisonettes and bungalows
  • Ex-local authority
  • Freehold or leasehold
  • HMOs – of all sizes
  • Multi-Unit Freehold Block (MUFB) – of all sizes
  • Holiday Lets and Short Term Let accommodation
  • Student Accommodation
  • New Builds and Refurbs / Conversions

And those lists may not be exhaustive!

There are some FCA rules that we work with, ensuring that we don’t try to support regulated residential properties – for example, the client’s former home or a property they / close family intend to live in. Our experienced Compliance team is on hand to answer our network members’ questions.
